Application and move in fees:
We charge a $50 nonrefundable application fee upon applying. This allows us to run background and credit checks. We do not charge any administration move in fees.
Additional Fees:
In our mind, simple is better. We charge a flat rate of $165 per month, which includes utilities (water, sewer, refuse, recycling), high-speed Wi-Fi, trash valet, parking, maintenance, and pest control. Electricity is billed separately; each cottage is individually sub-metered, and charges are based on actual usage.
Are the cottages for rent or for sale?
All 90 cottages will be for rent. We believe that the surest way to deliver the best design and most sensitive project for the site is to control every aspect of the design, construction, and management of the project. The lease term will be approximately 12 months.
Rental Criteria:
Parking:
Each cottage will come with one free parking space. Additional spaces will be available for residents and will be $25 / month. Covered parking will be limited and will be available for $100 / month.
Storage:
Onsite secure storage for rental will be $75 per month and will be available late 2024 or early 2025. Secure bike storage is free and located in the community building.
EV Charging:
Each parking court will include at least one EV charging port. Residents will connect through the charging app and will pay the provider directly based on usage.
Pet policy:
We love it when residents have pets and welcome all sizes. We charge a one-time $250 nonrefundable deposit + $50 per month / per pet.
Will management be onsite?
Yes, Rembe properties will have onsite leasing and maintenance.
Who is the management company?
Rembe Properties will manage all aspects of the property. We are local to Albuquerque and strive to provide our residents with the best living experience possible.
Is the developer local?
Yes, Jay Rembe is local and grew up in the North Valley. The Rembe Family has lived and worked in the area since 1976. Jay attended Alvarado Elementary, Taft and Valley High School.
